Deutsche Investment acquires further residential and commercial properties in Berlin

Hamburg, 3 April 2019 - For its special funds Deutsche Investment Kapitalverwaltungsgesellschaft has acquired further properties in central Berlin locations and in Berlin-Spandau with an investment volume of around 40 million euros. The sellers are a Luxembourg real estate fund, a Berlin family office and a closed-end real estate fund. The transfer of benefits and burdens has already taken place.

A residential and commercial building is located in the popular neighbourhood of Berlin-Neukölln, not far from Grenzallee and Herrmannstraße. It was built around 1900. The property has 27 residential and 4 commercial units, and part of the property has also been used as a hotel for many years. The transport connection to the Berlin city centre is excellent due to the nearby suburban and underground railway stations and various bus lines. The property was transferred to the fund "Deutsche Investment - ZBI Wohnen I" .

Two further residential and commercial buildings are located in the popular Weitlingkiez district in Berlin-Lichtenberg and also date from around 1900. They comprise a total of 54 residential and 8 commercial units. Despite the comparatively quiet residential location, there are very good infrastructural connections to the city centre and the eastern periphery. The property was transferred to the fund "Deutsche Investment - Wohnen IV".

In addition, a residential complex built in 1977 in Sedanstrasse/Straßburger Strasse in Berlin-Spandau was acquired. This property is located in a central district of Spandau-Wilhelmstadt. It offers an excellent connection to the public transport network and - thanks to its location directly on the banks of the Havel - a high quality of location. In addition, there is further development potential after the end of the follow-up period. The complex comprises 127 residential units as well as 66 underground parking spaces and six outdoor parking spaces. This purchase was also made for the fund "Deutsche Investment - Wohnen IV".

"With the latest acquisitions, we have expanded our real estate portfolio in Berlin as planned and further broadened its earnings base," says Patrick Gehring, Head of Transaction Management at Deutsche Investment KVG. "Due to their location, the quality of the building fabric and the size of the apartments in line with demand, these properties are suitable for investors seeking stable long-term returns, as is also in line with our investment strategy."
