Deutsche Investment acquires further office property in Hamburg

Hamburg, 11 February 2019 - Deutsche Investment Kapitalverwaltungsgesellschaft has acquired a further property for its "Deutsche Investment - Büro I" office property fund launched in September 2018: The four-storey office building in Hamburg-Wilhelmsburg, which was constructed in 2011, has twelve office and commercial units spread over a rental area of around 2,000 m². The property is fully let. The seller is a Hamburg construction company. The parties have agreed not to disclose the investment volume. The transfer of benefits/encumbrances took place on 1 February 2019.

"With our office real estate fund, we are expanding beyond our existing core markets of Berlin and Hamburg and are forecasting a payout yield of 5.5% for our investors with debt capital employed of around 45%," says Florian Mundt, Chairman of the Management Board of Deutsche Investment. "Thanks to the good market access of Deutsche Investment in cooperation with EB GROUP, we have succeeded in visibly exceeding the target payout yield of 4.5% with the existing fund portfolio. The fund is currently in the investment phase, which is to be completed in the near future."

With a target volume of 200 million euros, the fund "Deutsche Investment - Büro I" invests primarily in potential locations in selected A-cities, supplemented by central locations in selected B- and C-cities. The investment volume of the fund currently amounts to around EUR 100 million. Subscriptions will continue to be made is assumed. In addition to the office property in Hamburg, the properties in the fund include other properties in Berlin, Düsseldorf and Magdeburg. "In addition, we have secured two further office properties in Dresden and Erfurt in conjunction with the EB GROUP, which can be transferred to the fund at short notice. An immediate use of funds by new investors can thus be guaranteed", Mundt adds.
